Always ensure you inspect properties under your management portfolio at least once in a month.

Keep eyes for possible signs of water intrusion. You can always see signs of water issues around the plumbing chambers/lines.

Pay attention to any suspicious fixes — only part of a floor patched or repaired or only part of a wall is freshly painted? and ask your tenant what has happened.

Carefully watch if your tenants are not members of the bad gangs, and observe they are not using your property for illegal business operation.

Check if the power generating system is located far away from residential units – this would prevent other tenants from noise pollution.
